*Job Overview*

The High-End House Project Manager is responsible for managing the entire lifecycle of luxury residential projects, from initial planning and design through to completion. This role requires exceptional organizational skills, attention to detail, and a strong understanding of high-end construction practices

*Duties*

Key Responsibilities:

Project Planning and Development:
Collaborate with architects, designers, and clients to establish project goals, scope, and timelines.
Develop detailed project plans, including timelines, budgets, and resource allocation.
Ensure all plans comply with local building codes, regulations, and zoning laws.
Budget Management:
Create and manage project budgets, ensuring that costs are tracked and controlled throughout the project lifecycle.
Prepare and present budget reports to clients and stakeholders, addressing any discrepancies or concerns.
Team Coordination:
Hire and supervise subcontractors, tradespeople, and other team members involved in the construction process.
Coordinate schedules and tasks among various teams to ensure smooth workflow and timely completion.
Conduct regular meetings with the project team to discuss progress, challenges, and updates.
*Skills*

- Significant experience in residential construction management, particularly in high-end or luxury projects

- Proficiency in project coordination with a strong emphasis on time management.

- Experience with construction estimating techniques and tools such as HeavyBid.

- Familiarity with construction management software including Primavera for scheduling tasks.

- Ability to read and interpret schematics effectively.

- Knowledge of Bluebeam for document management and collaboration in construction projects.

- Strong understanding of site management practices within the construction environment.

- Excellent problem-solving skills coupled with the ability to work under pressure.
